Forest Land Homesite Approvals

If you are the owner of property which is zoned for forest use, then you will need to go through a planning process with the local planning jurisdiction to get approval to site a dwelling on forest land.  Ward NorthWest Inc. can perform a preliminary review and determine whether or not your property will qualify for the placement of a dwelling.  Ward NorthWest Inc. can then help you through the planning process.  Back to Top

Boundary Line Adjustment

When two parcels of land have a common boundary, there may be a need to adjust the common boundary line.  This is called a boundary line adjustment.  A boundary line adjustment can not cause a lot or parcel of legal size to become a lot or parcel which is smaller in size than that required by the zoning.  Back to Top

Partition

If the division of a parcel of land results in the creation of no more than three parcels of land, then this is normally referred to as a partition.  In most cases a partition is also allowed as long as no platted roads are created as part of the partition.  The partition process does require a certain amount of approvals from the controlling land use authority such as a County or City.  Back to Top

Subdivision

If the division of a parcel of land results in the creation of four or more parcels, a subdivision is the method used to divide the property.  The subdivision process is also triggered if a public road is created as part of the subdivision.  For subdivisions, the permitting process can be somewhat lengthy. 

Ward NorthWest Inc. has a considerable amount of experience helping the landowner decide which process is the most economical approach for the division of their property.  Because Ward NorthWest Inc. has developed property, we have the experience to help the Landowner make cost effective decisions related to the development of their property.
