Boundary Line Adjustment
When two parcels of land have a common boundary, there may be a need to adjust the common boundary line. This is called a boundary line adjustment. A boundary line adjustment can not cause a lot or parcel of legal size to become a lot or parcel which is smaller in size than that required by the zoning. Back to Top
Partition
If the division of a parcel of land results in the creation of no more than three parcels of land, then this is normally referred to as a partition. In most cases a partition is also allowed as long as no platted roads are created as part of the partition. The partition process does require a certain amount of approvals from the controlling land use authority such as a County or City. Back to Top
Subdivision
If the division of a parcel of land results in the creation of four or more parcels, a subdivision is the method used to divide the property. The subdivision process is also triggered if a public road is created as part of the subdivision. For subdivisions, the permitting process can be somewhat lengthy.

The American Society of Civil Engineers in Ref. 5, Manual 34, defines cadastral survey as follows:
“A survey relating to land boundaries and subdivisions, made to create units suitable for transfer or to define the limitation of title. Derived from ‘cadastre’ meaning register of the real property of a political subdivision with details of area, ownership, and value. The term cadastral survey is now (1954) used to designate the surveys of the public lands of the United States, including retracement surveys for the identification and resurvey for the restoration of property lines; the term can also be applied properly to corresponding surveys outside the public lands, although such surveys are usually termed land surveys through preference.” Back to Top

Topographic Mapping (Contour Maps)
If you are planning to develop a parcel of land, whether it be a home site construction project or a large commercial development, one of the initial pieces of information that may be required is a topographic map (contour map) of the property. Ward NorthWest Inc. field crews understand how computer generated contour maps work and the level of information necessary for the computer to accurately model the property. Our topographic maps are provided in both hard copy and electronic formats. If your engineer or architect requires the drawing to be in a format compatible with their software, we can provide it. Volumetric Measurements
As a follow-up to a topographic map, Ward NorthWest Inc. can calculate the volumetric difference between two surfaces. If a home owner needs to know how much earth must be excavated or filled, or if a contractor needs to know how much earth was moved as part of a construction project, Ward NorthWest Inc. can monitor and provide that information. Floodplain Certifications
If you find that you are being asked to purchase flood insurance because the lending institution thinks your home is in a flood zone and you feel that you are not within a flood zone, then Ward NorthWest Inc. can be of assistance. Each year, we provide assistance to many homeowners who need to either certify that they are not in a floodplain or to certify that the floor elevation of their home is above the posted 100 year flood elevation. Alta Surveys
Ward

An ALTA survey is usually required by a lending institution or
larger company. ALTA surveys are performed to the requirements set forth by
the American Land and Title Association.
